Before Reducing the Listing Price by Ten Thousand Dollars Ask This Question First

The Better Question That Changes How a Price Reduction Decision Gets Made

When a listing is sitting and the pressure to do something builds the default move is a price reduction. Drop it ten thousand dollars and see if that creates movement. It is a familiar tool and sometimes it is the right one. But Shelby Pennix wants sellers and their agents to ask a better question before making that move.

Which use of that ten thousand dollars will create the strongest buyer response?

The answer is not always a price reduction.

Why a Price Reduction May Produce Less Impact Than Expected

A ten thousand dollar reduction in purchase price lowers the amount financed. The resulting change in monthly principal and interest payment is real but often smaller than sellers expect when they make the decision. On a typical thirty-year mortgage a ten thousand dollar price reduction produces a monthly savings of roughly sixty to seventy dollars depending on the rate. That is meaningful over the life of the loan but it may not be the number that moves a hesitant buyer off the fence.

The buyer experiencing sticker shock at the monthly payment does not feel dramatically different about a payment that dropped sixty dollars. The buyer who is tight on cash at closing does not feel different about the purchase at all from a price reduction because the problem they have is upfront cash not monthly payment.

What the Same Ten Thousand Dollars Can Do Instead

When permitted by the loan program that ten thousand dollars structured as a seller contribution toward an interest rate buydown can produce a more noticeable monthly payment benefit than the equivalent price reduction. A permanent buydown that lowers the rate produces a monthly savings that compounds over the life of the loan. A temporary buydown that reduces the rate for the first one or two years can make the early payment burden significantly more manageable for buyers who are already qualified but stretching.

For a different buyer type the same ten thousand dollars directed toward closing cost assistance keeps cash in their pocket at closing. For a buyer who is qualified on income and credit but running short on liquid funds that is not a modest benefit. It can be the difference between the purchase being possible and not being possible.

What Has to Be Evaluated Before Choosing

The right structure is not the same for every property or every buyer pool. The appraisal matters because seller contributions are limited to a percentage of the appraised or purchase price depending on the loan program. Buyer qualification profiles matter because different programs allow different contribution limits. Whether a temporary or permanent buydown is more appropriate depends on how long the buyer expects to hold the mortgage.

Do not guess. Compare the structures before changing the listing price.
